Willen Road East
Bloor Homes has submitted pre-application proposals for up to 800 dwellings on land at Willen Road East.
Willen Road East is located within the wider Milton Keynes East Local Plan allocation, the principle of which is established. The rest of the allocation will be developed by Newlands (employment) to the west of Willen Road and Berkeley (mixed use) to the south.
The emerging masterplan has been drafted after discussion with other landowners, Newport Pagnell Town Council, key technical consultees and Officers of Milton Keynes Council.

Summary of Development Benefits
Improved connectivity– delivering a well-connected local development, providing new pedestrian/cycle routes and footbridge.

Increasing housing choice and affordability– providing a mix of homes, including affordable homes, that will make significant contribution to meeting local needs.
Educational benefits– delivery of new primary school site.
Delivering a strategic allocation– initial homes to be occupied in 2025, meeting local housing needs as soon as possible.
Job creation– during construction and within the local centre and school.
Green infrastructure– featuring substantial amounts of green space and adaptable homes to accommodate flexible working.
Reduced congestion and vehicle use– improved reduction in congestion from new traffic routes and non-car modes of travel.
Biodiversity Net Gain– created through use of green and blue infrastructure, including creation of substantial new planting and habitats.
Habitat improvements and connectivity– the development will create significant new habitats and trees. The creation of new habitats will include green links to other habitats to aid connectivity.
Blue infrastructure– the development would include significant creation of flood capacity including new attenuation and swales.
Landscaping– significant landscape buffers to the A422, Willen Road and south-east Grid Road.
The scheme will make contributions for the delivery of necessary infrastructure via the Council’s Tariff Framework.
